Privacy policy

Tierramor Hospitality LLC, which runs Tierramor and this website, is responsible for the personal information described here. To ask anything about it, or to make any of the requests in section 8, write to hola@tierramor.cr.

If you apply for a residency, we collect your first and last name, email address, WhatsApp number, which cohort and length of stay you want, whether you want to hear about future dates, what you are hoping for from the stay, a short description of yourself, any links you choose to share, how you heard about us, and who referred you if anyone did.

If you join a waiting list or a newsletter, we collect your email address, your name if you give it, and which page you signed up from.

If you contact us by email or WhatsApp, we keep that conversation.

Alongside an application or signup we also record how you arrived: the page you landed on, the site that referred you, and any campaign tags in the link you clicked. This tells us which of our efforts actually reach people. It is attached to your record, so we are naming it here rather than leaving it unsaid.

We do not ask for, and do not want, payment card numbers, identity documents, health information, or anything about your religion, politics or sexuality.

Nothing that measures you runs until you answer the cookie banner. If you have not answered it, or you chose Reject all, no analytics or advertising code loads at all - not in a limited way, not anonymously. It is not there.

If you accept, some or all of these run, depending on what you accepted:

• PostHog - which pages are visited and which buttons are clicked, so we can see where the site confuses people. Session recording is switched off.
• Google Analytics - visitor numbers and where they came from.
• Meta pixel - so we can measure whether our Instagram and Facebook advertising works, and show ads to people with similar interests.

You can change your mind at any time by clearing this site's cookies in your browser, which brings the banner back.

To read and answer your application. To tell you about the cohort you asked about. To send you the things you asked to receive, and nothing else. To understand which pages and which campaigns bring people who actually come. To meet Costa Rican accounting and tax obligations where a booking becomes a transaction.

We rely on your consent for marketing email and for the measurement described above, and on the need to take steps at your request for everything involved in handling an application.

We do not sell personal information and we do not share it with anyone for their own marketing. It reaches these companies only because they run parts of this service:

• Vercel - hosts the website
• Supabase - stores applications and signups
• GoHighLevel and Mailgun - send our email and hold our record of conversations with you
• PostHog, Google, Meta - the measurement in section 3, and only with your consent

These companies process data in the United States and Europe, so information you give us leaves Costa Rica. We use them because they are the practical tools for a project this size, and we choose ones that publish their own data protection commitments.

Applications for three years after your last contact with us, because people apply for one cohort and arrive on another. Newsletter and waiting-list signups until you unsubscribe, and then we keep only the fact that you unsubscribed, so we do not email you again by accident. Records tied to a payment for the period Costa Rican tax law requires. Measurement data on the retention schedules of the tools in section 3.

The site is served only over HTTPS. Access to the admin system and the database is limited to the few people who need it. We hold as little as we can, which is the only security measure that never fails.

Under Costa Rica's Law 8968 on the protection of personal data, and under the GDPR if you are in Europe, you can ask us for a copy of what we hold about you, to correct it, to delete it, to stop using it for marketing, or to send it to you in a portable file.

Write to hola@tierramor.cr. We will reply within 30 days. There is no charge. If you are not satisfied, you can complain to the Agencia de Protección de Datos de los Habitantes (PRODHAB) in Costa Rica, or to your national data protection authority in Europe.

Every marketing email we send has an unsubscribe link, and it works immediately.

This site is not for people under 18, and our residencies do not accept guests under 18. We do not knowingly collect information about children. If you believe we have, write to us and we will delete it.

The chat widget on this site has a separate, optional marketing checkbox. If you give your mobile number and tick that box, Tierramor Hospitality LLC may text you promotional messages: offers, event promotions, and service announcements. Nothing is sent without that express opt-in, the box is never pre-ticked, and consenting is not a condition of buying or booking anything.

Message frequency varies and message and data rates may apply. Reply STOP to any message to unsubscribe, or HELP for help. Your mobile number and your SMS consent are never shared with or sold to third parties for their marketing. The widget and its opt-in flow run on LeadConnector, the platform behind the GoHighLevel service already named in section 5.

If we change this policy we will change the date at the top. If the change is significant - a new company seeing your data, or a new reason for holding it - we will say so on the site rather than hoping you re-read this page.
